F&F Properties Boutique Communities review: I've had better experiences at the dmv

F&F Properties' website says "Do the Right Thing, Plus One." One what? One ignored maintenance request? One bogus deposit deduction? The possibilities are endless and based on our experience, they explored all of them.

We were not allowed to see our unit before signing. We were told the I-5 freeway noise was fine because the windows were "nice and thick." I have never been lied to so confidently by someone who has presumably seen a window before. Overnight construction ran 9pm to 5am every night for MONTHS. We asked to move to one of their many empty units away from the freeway. Denied. Why? A policy. What policy? Don't worry about it. It's in the lease. Which part? Somewhere. Stop asking.

We moved in to a shower drain full of a stranger's hair. A little welcome gift from F&F's rigorous turnover process, which I can only assume consists of one guy glancing through a window and going "yeah looks fine."

Move-out: they kept $300 of our deposit. We have documentation. They have their own move-in paperwork proving they never fixed anything. We essentially paid rent AND sponsored the next tenant's apartment upgrades. Philanthropy was not on my vision board that year but here we are.

And then there's our property manager Tomorres, an absolute peach. A gem. A beacon of professionalism in these trying times. Reaching her was nearly impossible, and when I finally did, she pushed me off and then hung up on me when I asked a follow up question. Not for a kidney. Not for a confession. A question about my own money. Just the warmest, most helpful experience you could ask for from someone whose literal job description is to help you.

Do not rent here. Do not look at this property. Do not drive past it. If your GPS routes you by the Hideaway Apartments, pull over and recalculate.

Recommendation: If you are currently holding a pen about to sign a lease with F&F Properties, put it down. Put it down and walk away. You have so much to live for.
