We rented a home from Waypoint Homes when we were coming out of state. When we arrived, we saw that the home was not up the quality it appeared in the photos. However, we made the best out of the situation and enjoyed living there for the most part. But within a few months, we saw a rat in the home! In all my years as a renter and home owner, I had never seen a rat in a home before. I hired my own inspector to determine how the rat had gotten in. He showed me that the house was not properly sealed in multiple places. I contacted Waypoint and told them about the rat and the sealing issues, they never came and never fixed it :( When our one year lease came to an end, we did not renew. I followed the move-out checklist thoroughly. Like every other time I have moved, I hired a professional cleaning team and went through the home with a fine-toothed comb. A week later, I received a letter from Waypoint saying that they had kept $1500 of our deposit because of damage to the home and the cleanliness level was not "move-in ready." What proceeded was an almost year-long dispute with them to try to get our money back. I had photos from the professional cleaning team and photos of every room that showed the damage had not taken place. Finally they gave me back some of the $1500, but they kept the rest. I will never rent from Waypoint Homes again.
