Mr. Smith clearly avoids doing any leg work because he is using the older comps just in the immediate vicinity of the TH community, rather than expanding the search. There were newer sales that are more comparable, yet he selected the older ones. Mr. Smith was rude when I inquired as to his conclusions. Appraisals are opinions, however, USPAP requirements states that they use the highest and best comparables, not the lowest and unmatched. I did not have a choice in the selection of this so-called Appraiser, but I will be letting my lender know they should reconsider using them in the future.

I wish i would have seen this before i let him near my Family. He did not do his job and was rude the whole time and was not someone i would ever let near my house agian. He had his facts wrong in the final report (said the house had 7 rooms - it has 12 & he put photo's of all 12 in the report). The list of things wrong are too many to list but here is what happen.
