Terrace view has the absolute worst management possible. Everytime I've come to them with an issue I have always received the response "we're not sure" the staff can never give an answer because they dont whats going on and the upper management make themselves unavailable on purpose to not deal with issues. I tried to renew my lease with terrace three times and each time it failed, even though they were holding on to my new security deposit, and they never once contacted me that something was wrong which screwed me out of the place. Management doesnt care, they raise their prices every year and nothing gets better. Terrace will s*** you over if you give them the opportunity to do so. Terrace View is all show and flashy but their priced are ridiculously high for students and the apartments and the management isnt worth it. When I moved into a different unit because my previous one was being demolished, Terrace View moved my belongings to storage only for them to lose some of it! Dont live here. Dont believe the positive reviews. I dont know a single person who has enjoyed their stay here.

Co-ed rooms. Lots of drugs. old moldy furniture. In our unit, 1 roommate stole the common room TV, A moped is being stored inside the room & now he has brought in a Pitbull. Coastal Ridge Real Estate Partners In December we were selling our home which sold much quicker than expected

In December we were selling our home which sold much quicker than expected. We were planning on moving out of state to Florida and the home we had applied for fell through. We were in a bind to find somewhere to live quickly. We checked out about 3-4 local apartments (Gateway Lofts) being one of the top choices. We were told upon arrival the unit we viewed was available the coming week for us to move in when our home was closed on. We said great and filled out the application but the leasing agent Mariah did not call us back that afternoon as she said she would. When we called back we spoke with Genene who stated the apartment we were told was ready and had paid the application fee for was not ready until Jan. This is the letter sent to the leasing office after a 60-day notice was provided to vacate the premises. In return the property manager stated we owed them concessions that were described as compensation for the horrible experience we had trying to lease this apartment.

My daughter is moving into *** on 8/12 and at this time does not have an assigned parking spot due to an administrative error on the part of the leasing office. They have admitted the error but despite 12 (yes 12 ) emails and calls into various people at the facility and Costal Ridge no one will respond. My daughters roommate had the same issue however a solution was found, I think it had something to do with the letter that was sent from her lawyer father. Unfortunately, I am not a lawyer. Coastal Ridge " Ownership Approach" as stated on their website is in my opinion, just words, their lack of communication and customer service is quite unbelievable.

Coastal Ridge Real Estate Partners Hello, I've been trying to rent with The Union located at *** for the past three weeks now

Hello, I've been trying to rent with The Union located at *** for the past three weeks now. I set up an account and started the application process, I was looking to get a 3bed3bath in the 10month leasing period. For some odd reason every time I would try and log back into my account a notification stated "Could not find an available unit that matches the unit id and move-in date provided". So every day for the past two weeks I have tried to call and email but no response. I live in San Antonio, Tx and I do not have the privilege to go to the complex and speak with an agent there. This is starting to get ridiculous! I want to rent with the complex but it seems the communication, customer service, and call-back service are non-existent. I just want someone to message me back and further assist me and I would like for that to happen soon before prices go up or before they don't have any more beds left! If there is anyone on the corporate level that can help me that would be greatly appreciated.

Coastal Ridge is the company that owns my apartment complex. Within the last year they bought the property from the previous owner. Since then, they have begun making numerous changes to the complex in order to increase the rent for the next lease term. One of the changes they are currently facilitating is changing out the existing furniture. My roommates and I have been leasing a furnished apartment and therefore the company needs to remove the old furniture and replace it. The issues have started because the company does not know when the furniture is arriving and therefore does not know when our current funriture will be replaced. They have given us estimates however, they have proven to be inaccurate. One of the main issues is that the company has requested we remove all of our property from their furniture so that their workers do not damage it during the exchange. Because they do not know when each furniture piece is coming, they asked us to pack all of our belongings until they exchange is finished. This means that I am essentially not able to use the current furniture, and my apartment is full of boxes that I have packed. They are trying to inform us within 24 hours of when of piece of furniture is arriving so I would try to pack up whatever is in that furniture in that 24 hours, however, they have had to tell us that furniture is not actually coming that day and then I am stuck with all of my belongings boxed up. This would be much easier if I was home to watch them change the furniture but they are only exchanging during work hours when I'm at work. The second issue is that the new mattresses have arrived but not the bed frames. Because the mattress is larger than our current bed frames they do not fit and therefore the apartment complex is storing them in our apartment but we cannot use them. So we have four queen mattresses taking up our small apartment space as storage for the complex. They said it will be about two weeks until the frame comes.

I moved into Somerset of Deerfield August . I signed a three month lease and moved out in November. Per my financial statement from Somerset at Deerfield sent to my email on 11/30, I am to get $185 of my initial move in deposit back. I have emailed / called and left voicemails with little response. Once I went to visit their office, no one was there but I talked with Tiana. She confirmed my check would be sent to the correct address and told me it would be 30-40 days (this was on 2/15/22). After I did not receive the check in 30-40 days, I visited the business to get more information. I was told I need to call their "parent company" to get possibly hassle them to get me my check my an employee. I left a voicemail with this company, I have not received a response or my check in the mail.

Coastal Ridge Real Estate Partners i moved into this apartment August and was not told i'd be moving into a place that was filthy and the person living there had been there

i moved into this apartment August and was not told i'd be moving into a place that was filthy and the person living there had been there for four years. i decided to just deal with it. recently, my roommate has been harassing me and threatening me and i have reached out to the leasing office to help me get out of this dangerous situation. i went to the leasing office on 4/19/22 and told them what was happening. they told me to send an email about it. i sent that email as soon as i walked out. i called the next day 4/20/22, to which they said they never got the email, so i forwarded it again and was told i would hear back from management the next day. a couple days go by, i heard nothing so i emailed again on 4/24/22. two weeks go by, i hear nothing. so i emailed again on 4/29/22 and was told management should reach out soon. thats the only thing theyve said. 5/4/22 i still had not received a response and things were getting worse in my apartment. so i emailed again explaining the severity of me needing to move out because i'm in an unsafe environment. they responded that day with the same "management will get back to you soon" i emailed again on 5/6/22 and 5/8/22 while also calling and going to the office in between these emails. they keep saying management will be in touch soon. its been a month now i haven't heard back from "management" and they people in the office are refusing to help me get out of a dangerous situation. because my roommate hasn't physically hurt me, i can't call the police. which we HAVE done before and Coastal leasing office still will not help me. i have attached screenshots with the emails that have been sent over the past month.

I am living in unsanitary conditions. I moved in August and the apartment was so disgusting which I noted on the paperwork they give you when you move in. It was my first time living on my own so I decided I could clean up the place myself. I have tried cleaned the walls, floors all over and nothing can take out the pee smell out of the apartment. It is so bad and I suffer from migraines. My family will not even visit me because they can't stand the smell. The surroundings are also in really bad shape. I am having trouble sleeping now. It is so disgusting I tried asking to move to a different apartment in their complex after explaining the situation but they say the want to charge me a 300 fee. I am not moving because I want to it is because the conditions are so bad I can't take it anymore.

Coastal Ridge has created an environment of unsafe living conditions. All repair requests are taking multiple weeks to be addressed, and some of these requests are for emergency issues, such as apartments not having running water. There is absolutely no communication from the leasing office about these issues, and calling them resolves nothing as they claim they will call you back later, and never reach out to you again. Living here is an absolute nightmare and the staff are all either incompetent or do not care about the wellbeing of their residents.

Coastal Ridge Real Estate Partners I leased the apartment in august at a renovated price but instead what I got what what half renovated

I leased the apartment in august at a renovated price but instead what I got what what half renovated. My move in was delayed by multiple days and me a my grandkids had to stay in hotel until it ready. Because of this I could not enroll them in school on time. I was told I could still store my belongings inside the apartment until renovations were complete as I did not have any new appliances installed, nor had the apartment been made ready to move in so all my deliveries of furnishing were put on hold. There was damage to belongings while they were stored by them putting drilling and installing ceiling fans and countertop while I am still paying 1840 for a renovated apartment. I moved in 4 days later and the apartment was still filty and the property manger confirmed she had prior complaints from the cleaning company, no new cabinentry or was it repainted, no new dryer and a dishwasher I could not use because it leaked. During the first 7 to 10 days I had damage to wardrobe because of the rundown dryer they had given me until I complained for new one water running from the walls, in which they have yet to paint the water stains, The door frame of entry door has vadalized with writings of "***", they have yet to remove or cover, their maintenance/vendors continues to enter my home when there are only minors home, ceiling is leaking on my newly purchased bedroom furniture that has not been repaired and I have contacted their corporate office twice in I was told a regional manger would contact me but has not done so yet. I am ready to seek legal advice for this. I have to break my lease and find somewhere else suitable because my grandkids have labeled as *** kids. Its embarrassing, and emotionally and financially stressful.

I put in a written 60 day notice to the complex on 9/1 explaining that I will be moving out effective 11/6. When I called the office on 10/1, I was informed that by ***, that there was no record of a notice on file for me. I was also told that in order for the notice to be effective, I would need to complete a new form and it would go into effect form that day and not my original notice date. I have been going back and forth with *** and *** regarding this issue and I feel I shouldn't be penalized for a miscommunication error on there part. I clearly followed the proper procedures with a written notice in the 60 day window and completed the form that was attached to my door. I have documentation of emails from both parties and I would like this matter to be resolved without penalty. My original move out date is 11/6. I do not want this to effect my credit and I should receive my full deposit back upon moving out.

I am the guarantor on my son's apartment at The Mill located near UNC Charlotte. On 10/21, They had fraudulently charged my son's account pet rent and a one time pet fee totaling $370.00. I was told we have until Nov 5 to pay it or incur penalties. My son does not, nor has he, owned a pet since moving out of our house. We received no notification of the charge in advance, or any opportunity to dispute it. I have not paid it yet, but will by November 5 so that we don't incur penalties. I would therefore like the charge credited to his account (thus owing less next month). My husband has called already to dispute this charge, but they have been been negligent in fixing maintenance issues brought to their attention (including cleaning up cat urine that was there from the previous tenant). Therefore I am seeking your assistance to resolve this as I'm afraid our contacting them won't bring a satisfactory resolution.

I am a resident at *** student village in san antonio, texas. For the entire month of November my apartment has not had wifi access, which is included in our rent, and the communication with the front office has been shady, spotty, inconsistent and incompetent. I have been without a service that I pay for monthly and it has drastically affected the productivity, mood, well-being, grades and future (I am currently a nursing student who also works) of myself and my roommates. I find it both despicable and ridiculous that THIS is happening and had no idea the level of audacity and stupidity the people employed at this complex possessed. If this is not resolved I will have no other recuse but to take it to court.

Coastal Ridge Real Estate Partners My son ***s is a tenant at Campus Lodge Apartments in Lutz, Florida

My son ***s is a tenant at Campus Lodge Apartments in Lutz, Florida. He has been a tenant since August . On November 8th he placed a pest control request for bed bugs as he was being bitten in his sleep over an extended period of time. Prior to submitting the request, he also sought medical attention at an urgent care due to the bites and sores on his body. He received antibiotics and medicine for his skin. After going through his medication, the bites returned. Upon filing the pest control complaint, someone from the complex entered the apartment and confirmed there was bed bugs in the home. They informed him then that someone would be there to treat it and all members of the apartment were to vacate the home when this happened. All parties in the home since it is a college apartment had to sign-off on a treatment preparation form and submit it to the office. All residents of the apartment submitted this in November around November 15th. Since November 15th, numerous calls have been made to the office inquiring as to when the room would be treated. My son has been sleeping on the floor since the beginning of November. We called in the beginning of December 3 times and never heard back from a manager. On 12/26, we called corporate and they relayed a message to the leasing office and no one called back due to the manager being on vacation. On 12/30, we spoke to the office and Mya (the assistant property manager) informed us she has been speaking to pest control and they are down trucks, etc. She would get a date and time and call us back. She called us stating the treatment would finally happen on 1/7. This finally was scheduled after contacting the office more than 9 times to inquire as to when this would occur. On this call today was the first time we were made aware the treatment would be a $2000 fee per the bed bug addendum. This is an unacceptable charge due to the amount of time since the request for treatment.

Coastal Ridge Real Estate Partners On January 29 a water pipe burst in my bedroom

On January 29 a water pipe burst in my bedroom. I called emergency maintenance and was told someone would be there in 5 minutes. After 45 minutes the groundskeeper came and didn't have the key to the water heater room to turn off the water. He needed to call another maintenance man and I was told it would be another hour until the key came even though water was coming out at an extreme rate and soaking the floor and all my furniture. Water was gushing out of the bedroom wall, so I called the fire department and they came and turned the water off. There was and inch to two inches of water in every room at that point. The second maintenance man did not arrive until the water had been coming out for an hour and thirty minutes. I had to st*** in a hotel from January 29-February 7. There was a fan drying out the carpet, and a hole in the wall to the outdoors from my bedroom. The room was so moist that mold started to grow, the pictures on my wall warped, all the clothes hanging in my closet got wet from the moisture in the room. The apartment was not habitable. The landlord did not supply water to the unit, an essential service. Eventually at my request they put in a dehumidifier, but it wasn't even an industrial dehumidifier, it was a residential one that barely took the moisture out of the bedroom. I returned to the apartment on Sund*** February 7 and asked maintenance to fix my water as I had none. They blew debris out of the pipes, but it's still at 80% of the water pressure that it was, and when the facet is turned all the w*** on in the shower, nothing happens. The water pressure in the kitchen is also 80% of what it was prior to the water pipe break on January 29. Maintenance was supposed to come back and fix it on Mond, then Tues, etc.. all through the week this week but they still never came to fix it. On February 9, another pipe burst to the building beside mine and the water was again shut off all d*** even though the original email said 30 minutes. The landlord refuses to deduct or return any rent for these ds. Per Tennessee law, [protected]. Failure to supply essential services, I do not have to p*** rent for these ds, and in addition, the landlord is responsible for my hotel and my attorneys fees. So he can return the rent for the 12 ds I was in a hotel at the very minimum and stop telling me the law, especially when he's wrong. Maintenance staff and Nathan R the manager both know that myself and the Unit below me had to st*** in hotels while our units were being fixed because they were wet and uninhabitable.

Coatal Ridge Realestate is the parent company to Coastal village in Fort Myers Florida. I'm in congregated housing I lease a room in a 4 bedroom apartment. I have been at Coastal Village Fort Myers Florida for over 2 years. My lease includes internet but it has been very unreliable. Covid forced everyone indoors working remote going to school remote. It is extremely important to have reliable internet. the most recent outage has now lasted 2 weeks I have complained to the office then I send a service request that was marked completed. When I went to tell them that it was still not working they insisted that it was fixed. WHY WOULD I LIE about that? I was told the the business center was open 24 hours a day to resolve some of the outage. I explained I work 3rd shift and that really wouldn't work because I have to take calls from my laptop and that would be an invasion of privacy for my customers. This problem has now cost me a paycheck. The best answer was given with a smug look and an attitude "It's out of our hands, we have the business center opened 24 hours for you to use". In the same sentence I was also told that I can choose to have internet with "ANY" other provider of my choice if I was not satisfied with the one they provide. I'm desperate at this point I HAVE TO EARN A LIVING so I called *** and *** Corporation to try to get a stand alone service. I even called *** to get my own internet through the same provider they use and was told I could not have stand alone service that they have an exclusive deal with ***. If I can't work I can not pay my rent, what part of that do they not understand?! Customer service at the front desk is horrendous and completely unhelpful staff. My lease is up in July and I'm writing this because of how crappy the customer service reps are. I'm actually in fear of retribution, but I don't care. At this point it is completely ridiculous and uncalled for. This is a time when we have to all be inside socially distancing working and going to school at home. Management should understand that internet is of top priority and not an issue to take lightly! Telling a tenant that they can get any other service they would like or basically call them a liar when they say it is not working is ridiculous and shows very little respect for the tenant! I figured this was the only way to make other people aware the problems with this organization. I believe it has to be the culture, because they have changed management in the building 3 times since I have been here and it does not get any better with change, in fact I would say that since Covid it has gotten worse

Previous complaint I had in December I eft in reviews.. Would not recommend leasing from them. 1. You do NOT have to be an actual student to lease from them. 2. The 4 bedroom the leased to my 20 yr old had a 40 year old non student roommate among others. The day he was to move in the front door lock was broken (would not lock) and the key to his individual bedroom would not work and he was unable to enter his actual bedroom. The apartment smelled like weed, there was drug residue on the table, the smoke alarm was disconnected curtain rod for balcony pulled down and there was empty alcohol bottles everywhere. They also had odor eliminators for weed out.The apt was a mess. The common area furniture was stacked to one side of the room. As an underage student he did not feel safe living there where drugs and such were occurring in the living area and he could be blamed for. I personally brought this to the attention of Rocken after my son refused to move in. She said she would get him into a different 4 bedroom or even a two bedroom. I have since tried to call and follow up a few times, but was always told mgt was on the phone with "corporate" or busy. I did finally speak with a gentleman who was able to "interrupt her" during one if her important "corporate" calls long enough to find out my son was getting a 2 bedroom with a projected move in date a week away. My son also tried calling a couple times for an update and was told he would hear back, but never did. Now we are almost at the move in date and they called my son and pushed it back due to his roommate being in quarantine due to covid. This is to no fault of their own, but now because of the delay and Christmas break, my son will not be actually picking up keys until Jan. At this point we have paid rent for Dec and he never entered an apt bedroom, so I inquired about getting Dec rent refunded and was told that he could have moved into the initial apt. The issue is, the key did not work to allow him entry into the bedroom. If it was later fixed, he was never notified. He was also told he was being transferred OUT of that apt. He was never told to continue to take possession. I personally told Rocken about the drugs, alcohol and maintenance key issue on Dec 5th. I was never contacted back by anyone saying anything was addressed. Nor was my son. Current update: Son was able to get into his apt on Dec 30th. Prior to this date I called and left a voice mail requesting a callback so I could purchase a money order for Jan rent before he flew out of TX. Ne er heard back. After calling several times on the day of his flight I finally got ahold of someone who gave e the apt due for Jan, and said he could pay by the portal. When he went to pick up the key, the portal was not active for him. This is strange if supposedly he was supposed to have access to the 4 bedroom apt we had to pay for in Dec that he never was able to access due to the key not working. Anyways he got the key and moved in. Kept waiting for access to pay and portal was not activated in time to pay and not have late fee, so he went and bought a MO on Monday Jan 4th and turned it into the office to a female he believes is Rocken. Now today, Wed Jan 6th we get an email that the portal is finally active ( a month after he supposedly had access to the 4 bedroom) and also that he has not paid Jan rent. He called and spoke to Ashley who asked whether he turned it into a female or male. Also his key stopped working yesterday around midnight, so he was unable to leave his apt until almost 4pm due to being unable to secure his room. If you call the office, or corporate office, and leave a message, they do not return you call. I am also still upset about paying for rent in December when he never was given access to a room or even had a room assigned. I have screenshots showing on Dec 15th that our application has been submitted, but a unit has not been assigned yet. The 4 bedroom unit was never accessible to him, the key did not work, and Rocken told him he was being transferred into another unit as soon as one was available. He also has not been given instructions on how to check his mail. Customer service has been terrible. I have worked property management that managed a lot more units than at Coastal Living and have never seen such incompetence.
