We recently moved into a new home and we have inspection records for both ACs. We do not have 3 years of maintenance records for the AC as we just moved into home. The inspection should suffice for some compensation to show that the ACs were in working condition.
Moved into home in December 2025 and claim was made on 5/17/2026. Select Warranty offered only $150 for a $1300 repair because we could not come up with repair records kept by previous owner. However, ACs were professionally inspected and in working order at time of home purchase.
Claimed loss: $1300 for replacement of failer AC blower
Desired outcome: Full coverage for claim with minimal compromise of 50% coverage.

Requirement of 3 years of maintenance on AC system in a newly owned house is almost impossible. We provided a professional inspection of the AC systems and they would not consider this where it is evident that they do not honor claims properly.
Other warranty companies do not have these clauses for 3 years of maintenance where this was discovered after the policy was purchased.
They have other clauses in the contract which are designed to ensure that the consumer is not properly reimbursed where I believe Select Home Warranty is one of the worst home warranty companies that I have dealt with.
Here’s the hard truth: warranty companies live to deny using fine print about maintenance records. But you have something better — a professional home inspection from before you owned the home. That’s proof of working condition at move-in. Don’t accept the $150. Escalate to a manager. Point out that the previous owner’s records are legally not your responsibility to produce. If they still refuse, file a complaint with your state’s insurance commissioner or attorney general’s consumer protection division. Warranty is worthless if they won’t honor reasonable proof. Fight this.
